The Mumbai Metropolitan Region Development Authority (MMRDA) has announced Karnala-Sai-Chirner New Town (KSC New Town) as the new name for Third Mumbai on Monday. Third Mumbai, often referred to as the Navi Mumbai Airport Influence Notified Area (NAINA), was first proposed in 2013 with the goal of controlling the unplanned growth surrounding the future airport. This township, which is 323.44 square kilometers in size, will have Smart City elements.

Covering 324 square kilometers, the new town has 124 villages: 80 villages are under the Navi Mumbai Airport Influence Notified Area (NAINA), 33 villages fall under the Khopta New Town Notified Area, 2 villages fall under the Mumbai Metropolitan Regional Plan, and 9 villages fall under the Raigad Regional Plan. The government recently appointed the Mumbai Metropolitan Region Development Authority (MMRDA) as Third Mumbai’s “New Town Development Authority” (NTDA). The Navi Mumbai segment of the Mumbai Trans Harbour Link (MTHL) is located in this region.

For the notified area, MMRDA will draft comprehensive planning plans and development regulations in accordance with the most recent government resolution. The authority must set aside funds for this procedure and has been given the right to acquire land. With mixed-use regions, integrated residential areas, and smart city facilities, MMRDA aims to create a sustainable, greenfield commercial hub that will stimulate economic growth and job creation in the Mumbai Metropolitan Region (MMR).

By providing developed land as compensation rather than outright cash payments, MMRDA intends to implement the CIDCO funding model.
